City of Rowlett, Texas – BLACK LABEL Client – The firm is currently managing the launch of strategic economic development efforts for a 1,000 acre employment centric district called North Shore. North Shore is positioned for regional prominence in the Dallas/Ft Worth Metroplex for Advanced Manufacturing, General Business, Healthcare and Education based uses. With direct access to the President George Bush Tollway and with links to Dallas Area Rapid Transit, North Shore is the City of Rowlett’s newest and most prominent business district. Through BLACK LABEL North Shore will become ‘Open For Business.”
Global Investment Group – BLACK LABEL Client – An international investment group acquired a large vacant tract of land in North Texas and BLACK LABEL was engaged to manage the development of this asset. Zoning and entitlements are secured, horizontal infrastructure solutions have been developed and managed, and development parcels are in negotiation for disposition. This is a 45-acre transit-adjacent development called Downtown East Rowlett planned for over $175,000,000 in private mixed use development.
City of Rowlett, Texas – BLACK LABEL Client – After successfully securing a DART (Dallas Area Rapid Transit) Station and a new tollway connection, the City of Rowlett needed a quarterback to lead a process focused on implementation. BLACK LABEL repositioned the attractiveness of the city with developers nationwide and then we wrote, released and marketed an RFQ process for a 15 acre site in the middle of Downtown Rowlett. Our repositioning led to several national developers seeking to partner with the city, so we helped the city select its partner, negotiated on the city’s behalf and finalized a joint development of $35,000,000 to build a 250 unit catalytic urban TOD to kick start their Downtown. This project is nearing completion.
Marilyn Hickey Ministries – BLACK LABEL Client – After occupying 10 acres at the corner of Orchard and I-25 in the Denver Tech Center (DTC), Marilyn Hickey Ministries (MHM) needed a project manager to help them reposition their asset, think through how to reuse it, think through where to go if they moved and define their space program under a relocation. BLACK LABEL, as their project manager, led all aspects of their analysis to help the ministry Board make quick and informed decisions throughout a multi-year project. BLACK LABEL orchestrated a private invitation to 16 well capitalized developers to help the ministry select a buyer. We completed the transaction on the ministry’s behalf and assisted them in purchasing their new home. The sale was the largest land transaction in the DTC for all of 2017.
